Plumber in Andover, MA

Three Villages, Three Different Centuries

Andover is the one town we cover that sits in Essex County rather than Middlesex, on the eastern edge of our radius. It’s also three towns in one as far as plumbing goes: Ballardvale grew around a mill from 1836, Shawsheen Village was built in five years flat by a woollen company in the 1920s, and West Andover is postwar suburban. Knowing which you’re in decides most of what we expect to find. Opus covers 01810 out of North Billerica, under a Massachusetts master plumber licence.

Which Andover You Live In

Three Housing Eras Inside One Town Line

Ballardvale, from 1836

A mill village on the Shawsheen River that grew around the Ballard Vale Manufacturing Company. Workers’ housing plumbed long after it was built, then altered by every owner since, which is the usual finding when a wall comes open.

Shawsheen Village, 1919 to 1924

Over two hundred houses built inside five years by one company to one plan. Everything went in at once, which means everything ages at once, and the brick and wooden houses were built to different grades from the start.

West Andover and the postwar streets

Larger lots, later construction, and equipment now on its second or third generation rather than its fifth. A different job in the same town.

What We Get Called For in Andover

Plumbing and Heating Services Across the Town

Gas and electric, repair and replacement. Water heater installation includes the permit, the inspection and hauling the old tank away inside the quoted number.

Service, repair and replacement, hot water and steam. Boiler replacement gets sized on a heat loss calculation, which matters in a house that’s been insulated since its last one went in.

Leak detection traces water back to the source before a wall or ceiling comes open, which is worth more in a hundred-year-old house than in a new one.

Drain cleaning runs a camera where a clog keeps coming back, and in mill-era waste piping that’s often what’s happening.

A Neighborhood Built All at Once Ages All at Once

Shawsheen Village, a Hundred Years On

Shawsheen is the most unusual housing on our map, and the reason is that a single company built the whole thing in about five years.

The American Woolen Company started in 1919 with a mill and a plan, and by 1924 the village held more than two hundred houses plus its own community buildings. Frye Village went in and Shawsheen came out. It has been on the National Register since 1979.

Everything in those houses started life the same year, which is the useful part. Original supply piping, original waste runs and original heating all reached their limits within a few years of each other, and the replacements after that tend to run in waves too. If your street has had a spate of heating work, that’s the calendar rather than coincidence.

The brick and wooden houses aren’t the same build. Brick went to management, wood to the rest, and they were specified differently. Two houses a street apart in the same village can want different answers, so we look rather than assume from the address.

Emergency Plumber in Andover

24 Hour and Same Day Calls

A person answers around the clock, not a machine.

Call now for water you can’t stop, sewage backing up, or no heat in freezing weather. Shut your main valve first, then call. 24/7 emergency plumbing runs at the same written price at two in the morning as at two in the afternoon.

Andover is the eastern edge of our radius, so you’ll get a realistic window on the phone rather than a flattering one. That’s more use at midnight than a number designed to win the call.

Nearby Towns

Where Else We Work

West, and one of only two towns we cover that border Andover, where a plumber in Tewksbury works the newest housing on our map rather than the oldest.

South-west, the other one, where a plumber in Wilmington deals with wet ground and a town mostly on septic.

Further west and not a neighbour, but the next town of any size we cover, where a plumber in Chelmsford works two separate water districts.

Andover is the only Essex County town in our service areas; the other thirteen are Middlesex.

Questions From Andover Homeowners

Local Answers

You're based in Middlesex County. Do you actually cover Andover?

Yes. Andover sits inside our radius even though it’s over the county line, and it’s the one Essex County town we work. Crossing a county boundary changes the paperwork we file with your town, not whether we come or what it costs.

Our house is in Shawsheen Village. Is the plumbing all original?

Some of it usually is, and that’s worth knowing. The village went up between 1919 and 1924, so anything untouched since is a hundred years old. The brick and wooden houses were built to different specifications too, so what’s true of a neighbour’s isn’t automatically true of yours.

Why has half our street had heating work this year?

Because the houses were built together and the equipment ages together. In a neighborhood constructed inside five years, replacements arrive in waves rather than spread out. It’s the building calendar catching up rather than anything to do with your street specifically.

Do you charge more to come to Andover?

No. The flat written price is the same in every town we cover, and the driving is inside it rather than added as a trip charge, county line or not.

Do I need a permit for a water heater in Andover?

Yes, and only a licensed plumber can pull it. Andover inspects afterwards the same as any Massachusetts town and you should end up holding a signed card. Ours is priced into the quote rather than billed separately.

The No-Surprise Number

One Flat Price, in Writing, Before Work Starts

Most quotes start an hourly clock you can’t see, then add trip charges, permit fees and marked-up parts you only spot once the invoice is in your hand. We hand you one flat number in writing before a tool comes out of the truck, with the permit, the inspection and hauling the old unit away already inside it. Crossing a county line doesn’t change that figure either, which is worth saying in the one town where we do it. If we open a wall in a hundred-year-old house and find something nobody could have known was there, we stop, give you a new number, and nothing happens until you say go. The number you agreed to is the number you pay.

The Towns We Cover Across Middlesex County

Opus runs out of North Billerica and covers roughly a 20-mile radius, from the older neighborhoods of Woburn and Winchester to the affluent, boiler-heavy homes in Concord, Carlisle, and Lincoln. If your home is within about 20 miles, we most likely cover you.

Tips for Keeping Your Water Hot and Your Basement Dry

It’s about to get cold

Which pipes freeze first, what to do in October so they don’t, and what to do at two in the morning if one already has. Frozen and burst pipes  covers all of it.

You think something’s leaking

Stains, a meter still ticking with every tap shut off, a warm patch of floor. Leak detection finds where the water is actually coming from before anybody opens a wall.

Your boiler needs looking at

How often hot water and steam systems want servicing, what the annual visit includes, and which noises are worth calling about. Boiler service and repair  answers all three.
